One (1) Building Engineer is on duty Monday through Friday from approximately 6:00 a.m. to 3:00 p.m., excluding holidays, to maintain building operations.
All work order requests should be placed using the building work order system. Only employees with authorization from their company can place a work order. For more information, please contact Building Management at (213) 362-0550.
(All fees are subject to change and any fee verbiage included in a specific Lease supersedes the pricing below)
After Hour Air Conditioning:
- Monday through Friday before 8:00 a.m. or after 6:00 p.m.
- Saturday before 8:00 a.m. or after 1:00 p.m.
- Sundays and Holidays all day
- Rate: $65.00/ hour with a one (1) hour minimum
New/Replacement Access Cards: $25.00 per card
Trash Container (Bulk Debris): $25.00 per hauling, subject to space availability
Above Standard Engineering Service: For projects completed by the Onsite Building Engineer, the rate is $65.00/hour with a one (1) hour minimum.
The following services will be billed at Actual Cost plus Administrative Fee referenced in lease:
- Replacement Key/Lock Changes
- Above Standard Janitorial Changes
- Suites or Directional Sign additions and/or changes
- All other special projects completed by third party vendors including but not limited to painting, plumbing, electrical, telecom
With the exception of after-hour Air Conditioning that is programmed directly in the tenant suite, estimates for all other services will be submitted in writing and must be approved by an authorized tenant representative prior to the project being scheduled or completed.
